These guidelines must be adhered to and are strictly enforced.
WHAT FEATURES DO I GET WITH MY LISTING?
- You must complete the Membership Information form and all information on
it must be accurate.
- Each listing must be for a single property. Multiple properties in a single
listing by any individual or company are not allowed. If you own multiple
rental properties, please submit a vacation rental listing for each one. This
can be conveniently done within your Owners Area.
- No duplicate listings.
- Each owner/manager is entitled to only one free trial period for one listing.
- Your listing must represent your property accurately. Any misrepresentations
may require your listing to be deleted.
- Your listing must be completed, with at least one photo, and enough of a description to give renters a good idea of what you have to offer. We will allow a reasonable time to complete your listing and upload photos, but after that any listing not meeting this minimum may be deleted. If you expect a long delay in completing a listing after starting one, it would be a good idea to inform us.

WHAT IS THE COST?
CAN I GET A DISCOUNT FOR MULTIPLE LISTINGS?
For the first 5 months for your first listing, absolutely nothing! We are offering this extended free trial to give you a chance to be a part of
our site and see if it works for you. There are no commissions or extra fees, and you are under no obligation to renew when the free trial is over.
Our normal fees are just $45 per year, which we believe is an outstanding value for the features and exposure you get.
During this startup phase, our renewal fee has been slashed to only $25 per
year for singles, and a generous discount for multiple listings. These prices
won't last, so you may want to lock them in now.
WHY ARE YOU SO MUCH CHEAPER THAN THE COMPETITION?
Although our site is fully featured, it is automated to the point that we don't require a large staff. Our goal is to offer the best service for the best price.
CAN I CANCEL MY LISTING?
Yes, it is quite easy to do so right in your Owners Area Administration. We do not offer refunds for any time remaining.
CAN I ADVERTISE MORE THAN ONE PROPERTY IN MY LISTING?
We are set up so that each listing contains an individual property. You do
have the ability to link to other properties. If your rental has more than
one unit available, you can indicate that in your listing, but you would not
be able to list separate rates or availability. We have made it easy for you
to manage multiple listings by grouping them together in your Owners Area. You
do not need to have separate accounts with separate log-ins.
To add another property, just click on the "Add Another Property" link in your
Owners Area. If you have not already paid for additional listings, you will
be directed to do so, and can follow the link in order to update your Package
to allow more listings.
We have set up a pricing structure that does allow for discounts.
HOW DO I GET STARTED?
Creating your account and adding your rental is simple! Our online listing
process will guide you through, and is as easy as filling out a few forms.
After you read through this FAQ, you can click the "Lets do it " button
at the bottom, and have your new web page online right away.
HOW LONG DOES IT TAKE?
Try to set aside 20 to 30 minutes to create your rental's web page. It is a good idea to take a look at some of the other listings to get an idea of the kind of information
you will need to include in your listing. It will be much quicker if you already have it organized and written beforehand.
WHY IS THERE SO MUCH INFO TO FILL OUT?
A prospective renter likes to have as much information as possible in order to make a decision about a rental, so we have tried to make it easy for your
to include all of the important details. This will mean less people emailing and calling with questions, and hopefully more reservation requests.
If you do not fill everything out in the signup process or need to make a change, just sign into your Owners Area using your email address and password and make
whatever additions or changes you want.
WHAT IF I'M NOT SURE OF THE REGION I'M IN?
Each island is divided up into just two main areas, "Near the Beach" and "Upcountry".
This is somewhat arbitrary, so just pick the Region that seems the most appropriate.
WHAT IF MY CITY ISN'T LISTED?
Many small towns might not be - it is best to select the closest listed town. If you think your town should be added, please contact us about that.
HOW DO I ADD AND CHANGE PHOTOS?
Adding digital photos you have stored on your computer is very easy. After
you have gone through the process of adding your listing, just log into your
Owners Area (link at the top right of every page) with the email address and
password you signed up with. Then just click on the "Edit Listing" link and you will see
the choices to "Add New Photo", "Edit Photos", or "Delete Photos". By selecting "Add
New Photo" you be able to browse to your
photo on your computer, give it a title and description (optional), and upload
The photos will need to be less than 500 KB in size, and at least 350 pixels
on the longest side (preferably 450 pixels). It is best to use .jpg format if
at all possible. If you are having problems uploading your photos, either the
file size is too large, or it is a file type not suitable.

CAN I EMAIL PHOTOS TO YOU?
If you are having problems uploading your photos or are not familiar enough with
image editing programs to create the correct file size, you may email them to
us as attachments.
Please indicate your name and Rental Number in your email
(your Rental Number is on your listing under "Quick Facts" on the
left side). There is a link in your Owners Area for sending the email, along
with more information.
CAN PHOTOS FROM OTHER SITES BE USED?
If you have photos on other sites that are of good quality we can use them with your permission if you own the rights to them. Otherwise, we can copy them with the permission of the
webmaster of that site.
It is your responsibility to be sure you have the copyright or necessary permission to use photos other than your own you send to us.
HOW MANY PHOTOS CAN I HAVE?
We have a limit of 10 photos per listing. If you need more, contact us and we will arrange it.
HOW DO I SELECT THE "LEAD PHOTO" THAT IS USED IN SEARCH
The search results displays a small version of one of your photos with the
listing. To choose which photo is displayed there, go to your Owners Area,
click on "Edit Listings", then click "Edit Photos", and you can select the
photo you want as the lead photo by clicking on the radio button next to the
photo. You can also edit the image titles and descriptions here.
CAN I PUT TITLES OR DESCRIPTIONS WITH THE PHOTOS?
Yes, its very easy. You'll have a chance to add this when uploading your photos,
and can also later edit any of them.
CAN I LINK TO MY OTHER WEBSITE?
Yes, you have two personal links. You may link to your own personal website
where your rental is described, or a site which has information about the area
your rental is in. We would appreciate a link back from your personal site,
although it is not required.
We only ask that you do NOT link to:
1) Your listing on another vacation rental directory.
2) A site with listings of properties that you do not personally own.
If you do, that link may be removed. The links should only go to your personal site about your vacation rental or information directly relating to it. Exceptions to this will be considered if a reciprocal link comes back to VacationRental-Hawaii.com.
The reason we must have a limit on outside links like this is to protect not only our interests but also the interests of the majority of the Owners who list with us. If we allow links which draw traffic away to other property listings and directories, all who list here will be disadvataged.
DO YOU OFFER AN AVAILABILITY CALENDAR?
Yes, a very compact and simple to use one with extra features making it easy for you to keep track of your reservation times and renter names for each reservation.
This feature is optional and you do not have to use it, but you should somewhere
provide this as a service to prospective renters. It helps you from having
to answer numerous queries for times not available, and will bring you more
reservation requests. It is definitely worth the time and effort it takes on
your part to do this.
If you already have another reservation calendar elsewhere and do not want to
keep two current, we understand and provide the ability to link to your other
one. We believe our calendar is superior to most others though, and you might
at least give it a try.
CAN I USE AN AVAILABILITY CALENDAR OTHER THAN YOURS?
Yes, it is possible to link to your own availability calendar, although we believe ours is better than most others and has some extra features. You might want to give ours a try.
If you use a calendar with Rentors.org, you will be able to input your PID number while creating your listing, and links to your calendar will be automatically made.
If you have some other Availability Calendar, we have also made it easy to have our links go to almost any existing one you might already have. You just need to use one of the 'Personal Links' we provide to link to your calendar, and then contact us and we will change it so ALL the Calendar links in your listing go to that instead of our calendar. For this to work, the link must be directly to your other calendar, not to a page that links to one, or to one of our competitors.
There are instructions available in the sign up process for how all this is to be done.
WHAT IS THE OWNERS AREA?
It is your administration center for your vacation rental listing. Once you have logged in, you will have many tools for managing and updating your site.
HOW DO I MAKE CHANGES AND UPDATE MY LISTING?
Simple! Once you have added your rental to VacationRental-Hawaii.com, you may change any aspect of your listing in a secure administration area only you have access to. You can
select the features you want to change or add, and you will be presented with web based forms very similar to those you used to create your listing with initially. You can make changes as often as you like, and these changes will be reflected on your web page immediately.
CAN I CREATE SPECIAL OFFERS FOR MY RENTAL?
Yes. You can at any time through your administration area create special offers
which are then searchable. The most common uses for this is when you have cancellations,
slow periods, or open periods close at hand for "last minute specials".

CAN I HAVE PAYPAL BUTTON IN MY LISTING TO TAKE ONLINE DEPOSITS?
Most people these days expect to be able to make online deposits, and it is to your advantage to have the deposit as soon as possible and as securely as possible. After you set up a Paypal Business account, we can put a PAY DEPOSIT button in your listing at no charge. You cannot do it yourself due to security precautions built into the site, so all you need to do is to send us an inquiry for us to do it for you. Paypal is very secure, convenient, and cheaper than the alternatives. People no longer need to register with Paypal in order to make payments to you. You can go here to sign up for a Business

DO I NEED TO KEEP MY AVAILABILITY CALENDAR UP TO DATE?
No one will force you to do so, but it is of great help to all concerned if
you do. First of all, you will only get booking requests for periods that are
actually open, saving both you and the renter time and inconvenience. One
of the most common complaints by renters is reservation calendars that are
not kept current.
Secondly, a bare reservation calendar gives the prospective renter the idea that
your rental is not very popular for some reason.
HOW DO I UPDATE MY AVAILABILITY CALENDAR?
In your Owners Area, click on "Listings Features", then click on "Update Availability Calendar". You will see your calendar. Now click on "Add a Booking" and
fill in the details. A list of all your bookings will also be created for your
HOW WILL I RECEIVE INQUIRIES?
There are several possibilities.
You can list your telephone number(s), fax number, additional web sites, and
any other contact information in your listing. We do not disclose your email
address in order to prevent others from harvesting it for unintended purposes,
such as sending unsolicited mail (SPAM). If you want your email address to
show you have the ability to do so, but we include a form on your listing which
enables people to send inquiries without seeing your email address.
A direct reservation request can be made directly to you through the "Reservation Request Form".
A record of these requests is kept in your Owners Area.
HOW CAN I VIEW PAST INQUIRIES?
In your Owners Area, click on "Listings Features" in the main menu, then click on "View Inquiries" where
you can see all your past inquiries.
HOW CAN I KNOW IF AN INQUIRY IS GENUINE?
The vast majority of visitors to the VacationRental-Hawaii.com site are honest
people looking for a vacation rental. They appreciate the fact that they can
browse through the listings at their leisure, and contact the owner/manager
directly in order to determine that the rental is what they want, and the ad
In the same way, you have the opportunity to email or talk to the prospective
renter to make sure they are genuine. If it appears they are not, don't take
One scam to be aware of is where they will send a personal or cashiers check
for more than the amount due (for whatever reason) and then ask for you to
send them back the difference. You find out days later from the bank that the
check was not legitimate. NEVER return money until you are SURE it has cleared
in your bank!
If you receive a suspicious inquiry mentioning that a third party (a business,
assistant, or someone who owes them money) is going to send an overpayment,
we suggest you delete the inquiry without responding. See fraud.org for more information.
HOW CAN I SEE THE NUMBER OF VISITORS WHO COME TO MY SITE?
In your Owners Area, click on "Listings Features" in the main menu, then click
on "View Statistics" which is where a log of all visits is kept. It does not
record your visits when logged in, and only records one visit per person per
day, no matter how many times they might click on the site.
HOW CAN I ADD TESTIMONIALS TO MY SITE?
Many times an individual or company will not write something in your Guest
Book, but will be willing to give you a testimonial about your rental. To add
these, in your Owners Area, click on "Listings Features" in the main menu, then click
on "Owners Testimonials", and enter it there. It will show as a section in
your online "Renter's Feedback" section.
You can also edit or delete them.
HOW CAN I BE NUMBER ONE IN THE SEARCH RESULTS?
Everyone has an equal chance of showing up as the top listing in the search results. The results are ordered randomly so no one has an
advantage, and no one has to pay extra for that spot.
WHAT ARE FEATURED RENTALS?
On all the Island Home Pages and on the search result pages, there is a column of thumbs which are the "Featured Rentals".
These will show up on these pages every time someone views them. There will never be more than 9 Featured Rentals per page,
and they will be shown in a random order each time so every listing has a chance to be at the top.
HOW CAN I APPEAR AS A FEATURED RENTAL ON MY ISLAND'S PAGE AND SEARCH RESULTS?
In the Owner's Area under "Listings Features" there is a link for adding your rental to the Featured Rentals. You can sign up immediately if there is space available. If there are already 9 Featured Rentals for your Island, you can click the button to put yourself on the waiting list. When there is room for your listing, you will be notified. The cost is $12 per month, and will be charged monthly.
CAN I CHANGE THE PROPERTY IN MY LISTING?
No - each listing has a unique property number which relates to it's listing
in the searches. Changing the property would negatively effect the relevance
of the search. You will need to create a new listing.
CAN MY RENTERS WRITE COMMENTS ABOUT MY RENTAL?
Yes, we provide an easy to use Guest Book in which your renters can share their positive experience at your rental with others.
If you have a hard copy guest book at your rental, it is a good idea to put some of those comments in your online guest book.
HOW DO I ADD AN ADDITIONAL PROPERTY TO MY ACCOUNT?
You can do this within your Owners Area. Click on "Add New Listing" and if you
have already paid for a Plan that entitles you to another listing, you can just
go ahead and add it just like you did the first time. The added property will
be shown in your Owners Area along with the other(s) for easy management.
If the Plan you have now does not entitle you to another listing, you will
need to follow the instructions that come up to upgrade to a plan that will
cover as many properties as you want to list, and then you can go ahead and
add it just like the first time. Your Owners Area will be updated to show
all your properties for easy management.
On your Billing Information Page, click on the link to Upgrade, and follow
HOW CAN I PAY FOR MY LISTING?
Remember, your first listing is free for 5 months, and you don't need to pay

which is very easy and quick, ensuring that the transaction
will be conducted on totally secure servers. We do not receive your credit
card details, that is all handled more securely by our processor.
Paypal handles more online transactions than
all the other payment processors combined, and are totally secure. They are
owned by EBay, a world renowned company. You do NOT have to become a member
of Paypal to pay through them, but it is very convenient if you do, and only
takes a few minutes. After the payment process they may send you an email
asking if you would like to become a member, and you can just delete it if
